
Parking spaces: 1 per unit for units on the 8th and 9th floors. Two spaces per unit for the 10th(tandom) and two spaces per unit for the 11th floor. There is the option to lease additional from city at $84.00 per month for secured parking. Seniors can have discounted parking. (Subject to change by the City of Vancouver.)
Tax Assessments: ½ in April, ½ in October.
Glass: Double glazed, Energy Advantage Low-E Glass.
Entry Security: Monitored by Entrance Controls. Keycard access only for floors above the lobby as well as the 3rd level of the parking garage.
Appliances (8th - 10th floor): GE Profile Series, Stainless Steel. Refrigerators, ranges, microwaves, and disposals are included in price. Gas cook-top, electric oven.
Elevators: The building has 4 elevators. Two elevators service the condo floors. One is an express that bypasses the commercial floors. The other is a dual function passenger/freight elevator that accesses all floors and can be used by the condo owners to go to the office floors or storage area. Both elevators serve the parking garage. Guests coming from the parking garage cannot go to the condo floors without first being granted access by a condo owner. All access to the condo floors is restricted and requires a card to be swiped at the card reader.
Fireplaces: No fireplaces will be installed on the 8th, 9th, and 10th floors. Owners on these floors have the option of installing a ventless or electric fireplace in their units after construction has been completed. Owners on the 11th floor may choose to have a fireplace with flue installed during the construction period.
Pets: A maximum of 2 pets (cats or dogs) will be allowed, up to 35 lbs. maximum. No exotics.
HOA fees: Includes water, sewer, trash, gas, common area maintenance, and common area insurance.
