Parkview: Frequently Asked Questions

Financial Considerations

Tax Abatement: Parkview at Vancouvercenter currently benefits from a ten year tax abatement. Owners will inherit this tax benefit until 2013. The tax abatement amounts to a per residence tax of zero ($0) dollars for the building only. There is a nominal pro-rata share of tax for the land in which the building sits on. After the year 2013, the taxes will be assessed for the building and your pro-rata share of the land at the current assessor’s rate.

HOA fees: The monthly HOA fees include common area interior and exterior maintenance, common area utilities, water, sewer, garbage, common HVAC system operation costs, common area and HOA Board liability insurance, professional property management, HOA tax preparation and reserve funds. HOA fees are based upon square footage of the individual residence, determined by a surveyor, (please see the Public Offering Statement for each residence’s percentage of common area expenses).

Square Feet: The square feet of each individual residence was determined by an architect, based upon final building plans, and includes deck area. Please note that the difference in marketing square feet verse the square feet reported in the Public Offering Statement is due to the differences in how an architect measures the residence space verse how a surveyor measures residence space.

Utilities: Each condo has a sub-meter with associated software for tracking total building use. The software will produce an individual bill which will be mailed to you, and you will pay the Association for your own electrical consumption. It will NOT be necessary to arrange for electric service through the local utility company. The only other utilities that are not included in the HOA fee, are cable and phone.

Rental Residences: A residence may be leased with written approval from the Board of Directors. All leases must be in writing and shall be of an initial term of no less than one year. Residences that are investor or non-owner occupied are limited to 30% of the total of 196 residences. Rental residences will be limited by building; the maximum number of leased units in the North building will be 34 residences and the maximum number for the South building will be 25 residences.

Purchase Requirements: The seller is accepting binding unit sale agreements with a 1% earnest money deposit. WAR, WREF or similar sale agreements will not be accepted. Please see a Parkview sales representative for a copy of the unit sale agreement.

Preferred Lender, Countrywide Home Loans: Many lenders are unable to complete condominium conversion financing. Many mortgage brokers think they can close conversion condominium loans, but are not experienced enough to ask the right questions. Often this is not disclosed until the 11th hour. Waiting to discover if your lender can finance your residence jeopardizes your ability to close your residence on time and may cause you to be out of contract and lose your residence.

You are welcome to use any lender that you choose. However, we encourage you to call our preferred lender Jeff Jennings of Countrywide Home Loans at 1-866-410-6188 (toll free) or 360-608-0333 (cell). Jeff is well versed in the intricacies of condominium conversion financing and will close your loan on time. If you use American Home Mortgage, the Seller will accept a .5% earnest money deposit, rather than the standard 1% deposit.

Upgrade Package: Each owner will have the option to either purchase the residence “As Is” or upgrade the residence with the designer selected upgrade package. The prices on the availability sheet are “As-Is” prices. The upgrade package is an all or nothing option. Thus, you are not allowed to mix and match or delete items from the upgrade package. Please see a Parkview sales representative for pricing on the upgrade package.

Assignment or Switching Residences: The residence that you purchase is for you only. You may not assign your sale agreement to another person. In addition, if you change your mind on which residence you wish to purchase, you will need to cancel your current transaction and the availability and price is subject to the date of the cancellation. Please note, availability and prices are subject to change without notice.

Vancouvercenter Amenities

Fitness Center: Vancouvercenter has a state-of-the-art Nautilus fitness center with cardio and strength equipment, as well as shower facilities. The cost for the fitness center is $15 for an individual and $25 for a family, (maximum of four people per family). Please note that rates are subject to change. For an additional fee, professional, personal training service is available through Northwest Personal Training. Training sessions are available by appointment.

Community Room: A complete multi-purpose community room with an attached catering kitchen is available to reserve for your functions that require a little more space than your condo allows. For a small fee, reservations can be made through the property management company.

Services: The North Office Tower has several businesses for your convenience. Bay Bank is located on the main level for banking services. Cream and Sugar Coffee shop is located in the lobby of the North office building and Taco Del Mar is also located on the main level and ready to serve you.

Parking, Security and Other Building Items

Parking Spaces: Parking is available on the secured, P3 level of the parking garage for $77.50 per month. Parking spaces are non-reserved spaces, but can be leased for up to six months at a time from the City of Vancouver, if they are pre-paid. Owners also have the option to rent, on a month-to-month basis, additional parking spaces on the general access levels P1 & P2 for $62 per month or $50 per month for seniors. Please note that prices are subject to change.

Entry / Security: A fob, card key security system monitors access and activity at all points of entry, all elevators and all levels of the parking garage as well as providing access only to owners and limited service personnel. A bonded and insured, private security team provides onsite and patrolled service during non-business hours.

Elevators: Each building has two elevators, (one standard passenger and one with a larger capacity to accommodate moving). All elevators serve each condo floor and all levels of the parking garage.

Visitor Access: An intercom is available at the exterior of the building and at the public parking level of the garage for your guests to notify you that they have arrived. You can grant them access from your phone and then meet your guest in the lobby of the building to escort them to your home.

Pets: Two domestic pets, non-aggressive breeds, weighing less than 50 pounds each are allowed per each residence. If your pet weighs more than 50 pounds, you will need to obtain Board approval from the Home Owner’s Association.

Building / Construction Facts

Exterior Windows: All windows are double glazed, PGP energy advantage, low-E glass windows.

Window coverings: For the purpose of maintaining uniformity of appearance on the exterior of the building and also to ensure protection of the windows, owners shall accept the current window coverings in the residence. At a later date, if the window coverings need to be replaced, they shall be replaced with the same style and type as the existing ones. Per the window manufacturer’s glass warranty requirements, the window coverings shall be of not more than 80% closed blind coverage and shall be in the color of brushed aluminum or gray.

Telecommunications: All residences are wired for cable TV in all rooms, and telephone is wired using Cat 5 four pair wire.

Storage: No additional storage is available on site. However, arrangements have been made for owners to obtain a special rate at Iron Gate Storage on East 5th Street, adjacent to Pearson Airpark.

Construction Standards: The building has been constructed to commercial standards that include post tension concrete; has 6 inches of concrete between floors for noise reduction; has laterally double 4” studded walls with sheetrock on both sides; and a 1” dead air space between walls to help reduce noise transmission.

Heating / Air Conditioning: Heating and air conditioning is supplied via a natural gas hot water system and an electric powered, chilled water system. This heating and air conditioning system is a closed loop system that is supplied from a central roof top mechanical chiller and boiler. Each residence has a separate manifold (limited common element), thermostat, fan coil and fan control to service each individual room in the residence. Please note that the Manzanita and Hosta residences do not include air conditioning.
